I think she is doing better...
did some defoliation on her
roots are coming out the bottom of the pot (google says it’s a good thing..)
leafs look perkier
any thoughts or advice would be much appreciated friends

Could be a little nute burn. Possibly wind burn if you have a fan directly on it. I would be willing to be that it doesn't get much worse and she grows out of it. Unfortunately, you have an odd lighting setup so I can comment on any issues you may have there.
