I would add another variable to your decision making matrix; flowering time.
A strain like Dr. Grinspoon is out of this world high THC% (30%+) , but it has a flowering period of 12-16 weeks. I assume you want nothing to do with it but if I’m wrong give that a go, it’s the stuff of legends. Not at all commercially viable, not a heavy yielder.
Similarly a lot of equatorial landrace sativas are super high THC (E.g., Malawi). Shits also psychedelic strong.
Green crack for example is on the other end of that spectrum. High THC (25-32%) but it’s a faster finisher. Talking 7-8 weeks flowering period.
You’ll get hundreds of answers to your basic question. You have a lot of options these days for high THC strains and most seed banks market them accordingly or allow to sort when searching for that criteria.
Good luck - try some green crack. Super forgiving/easy to cultivate w/ high thc & fast flowering time.
Green crack is really called Dream Queen so you may find search results for either.
If you’re going the auto route then disregard everything I just wasted time saying.
Cheers
